Whether you are purchasing your first home, an investment or up or down sizing, it is a large and expensive asset. Ensure that you are protected by engaging an experienced Conveyancer.
If you require finance, engage the services of a reputable Broker before you start looking, so that you have an understanding of your borrowing capacity and the limit of your offer. Please do not hesitate to contact us, if you require details of an excellent broker.
Please be aware of language that may be used by selling agents. You may be asked to “make an offer”. Often this offer is in the form of a Contract and once signed by the Vendor, becomes a binding Contract.
Do not sign any documentation, until we have perused the Section 32 Statement and if available, the Contract of Sale. We shall provide you with a detailed explanation of the document and also advise of what Conditions should be included in the Contract to best protect your interests, such as finance, building and pest inspections. We shall also advise of what due diligence you should carry out, prior to signing the documentation.

Once you have located your new property and your offer has been accepted, we shall perform a number of tasks to ensure that you have a smooth transaction, some of which include:-
- Tracking your loan approval and if required, applying for extensions.
- Obtaining Rate and Planning Certificates to ensure that everything is in order.
- Verifying Stamp Duty and applying any rebates you are entitled to.
- Calculating Adjustments for settlement.
- Ensuring or Transfer documents are in order, so that you will receive good title.
- Completing settlement on the PEXA electronic platform.
